Air Conditioner Tips
Your new air conditioner will keep you cool and comfortable, efficiently for many years. It is important to know how to use and maintain your new air conditioner to get the most from your investment. Below are maintenance tips that not only will keep your investment operating at peak efficiency but are NECESSARY to sustain your manufactures warranty.
Maintenance
- Clean and tune up every year. Efficiency is dramatically decreased by dirt, debris, and improper freon levels. •
- Consult with your installation technician about the benefits of an affordable Comfort Maintenance Agreement (CMA). This is the least expensive way to ensure your air conditioner is safe, efficient and dependable each and every summer.
- Check & clean filters at least once a month. Clean filters are required for proper operation, equipment efficiency and electricity savings. Consider high efficiency air cleaners to save time and protect your new investment.
Proper Use
- Keep the area around your system clean and clear of clutter.
- Never put any items on or around your air conditioner.
- Keep all supply and return air registers open. Arrange furniture and drapes so that all registers remain unobstructed.
- If the air conditioner is shut off at the thermostat, wait 5 minutes before restarting. Consider a programmable thermostat with this feature built in to protect your investment.
- DO NOT CONTINUALLY ADJUST THE THERMOSTAT UP AND DOWN. Find a comfortable temperature, then set it and forget it.
- Avoid turning the air conditioner on late in the day after the house is heated up. This will make the air conditioner play catch-up and may take several hours to bring house to desired temperature.
- Do not open your windows during cool & humid nights. You’ll let humidity in your house that will have to be removed the next day.
In the occasion of insufficient cooling:
- Check air filter.
- Check for closed or blocked registers.
- Check for open doors and windows.

Your new heating system has been installed to give you years of dependable service and valuable energy savings. Preventative maintenance is necessary for your furnace to be safe and continue to give you dependable service and energy savings. Below are maintenance tips that not only keep your investment operating safely and efficiently but are NECESSARY to sustain your warranty.
Maintenance
- Your furnace must be professionally cleaned and tuned-up each year to assure dependable, safe and efficient operation. Consult with your installation technician about the benefits of an affordable Comfort Maintenance Agreement (CMA). This will ensure your furnace is safe, efficient and dependable each and every winter.
- Check &clean filters at least once a month. Clean filters are required for proper operation, equipment efficiency and gas savings. Consider high efficiency air cleaners to save time and protect your new investment.
- If you are not comfortable with doing routine maintenance such as cleaning filters and humidifiers call us at Brockman to assist you.
Safety
- Keep the area around your furnace and water heater clear of clutter.
- Never store items near your heating appliances, especially flammable material.
- Do not store any chemicals (cleaners, bleach, adhesives, etc…) in the immediate area of your furnace.
- Never attempt to repair equipment. Gas and electricity can be very harmful if handled by unqualified personnel.
- Do not operate furnace without all doors or panels securely in place.
- Periodically, visually inspect the vent pipe. If rust, soot, or scale is present call Brockman Furnace Co., Inc. to inspect and repair.
- Know danger signals of carbon monoxide (CO) exposure: headachy feeling, tightness across the forehead and in the temples, watering & burning of the eyes, weakness, dizziness, vomiting and loss of muscular control.
- Have CO detectors install on every floor and/or in every room that has a fossil fuel burning device. If you need more ask a Brockman technician.
- Have CO detectors tested on an annual basis.
